ACQUISITION AND DISPOSITION

  • Conduct thorough underwriting and due diligence for a wide variety of projects.
  • Coordinate all phases of an acquisition/disposition on behalf of the ownership.
  • Create financial projections based on ownership’s specific requirements.
  • Identify and negotiate with potential buyers/sellers on behalf of ownership
  • Advise Owner on all critical business decisions with respect to a potential acquisition/disposition.
  • Review all leases and make strategic recommendations.

DEVELOPMENT

  • Conduct feasibility studies to determine the highest and best use.
  • Represent ownership with respect to zoning, entitlements and permitting.
  • Oversee all third party consultants on behalf of ownership and direct all meetings.
  • Create financial reports for ownership and specified third parties.
  • Negotiate all third party contracts on owner’s behalf.
  • Identify and bring in joint venture partners when necessary.
  • Run project on day-to-day basis until completion of construction and receipt of all necessary certificates of occupancy and other related signoffs.

FINANCIAL

  • Customize financial reports for ownership, banks, investors and other 3rd parties.
  • Create internal reports and financial projections to assist ownership in determining long-term and short term goals.
  • Advise on capital structure and assist in sourcing new or replacement debt and equity.

LEASING AND TENANT ADVISORY

  • Review tenant leases and provide summary reports for ownership.
  • Negotiate extensions, modifications and new leases.
  • Analyze the impact of tenant relocation, buyout and other lease modifications.
  • Identify new or potential tenants.
  • Interact with brokerage community to source new tenants or retain existing ones
